Responsible Development and Revitalization

Responsible Development & Revitalization:
A Community-Led Vision for Sleepy Hollow

At Unite Sleepy Hollow, we believe development should be done with the community, not to it. Growth should lift up our neighborhoods, protect our shared spaces, and reflect the values of the people who call this village home. That’s the heart of our approach to revitalization—one rooted in long-term planning, environmental responsibility, and an unwavering commitment to preserving what makes Sleepy Hollow special.

You can see this philosophy in action along our beautiful waterfront. Projects like Edge-on-Hudson and the Sleepy Hollow Common aren’t just about buildings—they’re about building a future. They represent years of careful planning and public collaboration, transforming underutilized land into vibrant spaces for living, gathering, and growing—without losing sight of our Village’s character.

Planning That Became Progress:
A Track Record of Real Results

The story of our revitalized waterfront didn’t begin with construction—it began with vision. Long before ground was broken, Unite Sleepy Hollow leaders were laying the groundwork: securing permits, engaging residents, shaping land use policies, and ensuring that development would truly serve the people.

This wasn’t a top-down process. It was the result of years of community listening, transparent decision-making, and thoughtful stewardship. Every major planning milestone—whether it was the Local Waterfront Revitalization Plan, SEQRA reviews, or our Comprehensive Plan—bears the direct fingerprints of Unite Sleepy Hollow members who understood how to turn policy into progress.

We balanced growth with green space. We prioritized public input over private interest. We made sure the benefits of development reached every corner of the community, not just the bottom line.

When Leadership Loses Its Way: What’s Gone Wrong?

Unfortunately, that steady progress has hit a wall. Since the start of the current administration, Sleepy Hollow has seen vital projects stall, while new proposals have emerged with little public input and no clear alignment with community goals.

What Was Once a Shared Vision Has Been Disrupted by Political Posturing and Short-Sighted Decision-Making.

The Sleepy Hollow Common project has been blocked, despite years of planning, public support, and significant taxpayer investment.

A Unite Sleepy Hollow-sponsored resolution to move the project forward was voted down, not based on merit.

Meanwhile, unvetted proposals are being pushed through without the kind of community dialogue or long-term thinking that shaped the waterfront’s original success.

This isn’t just disappointing—it’s a warning sign. When process breaks down and politics takes over, our shared future is put at risk.

Our Plan for the Future: Smart Priorities, Practical Solutions

Unite Sleepy Hollow isn’t here to dwell on what went wrong—we’re here to get things back on track. We offer a clear, achievable plan to continue the revitalization of Sleepy Hollow in a way that puts residents first.

Our Priorities:

Expand Downtown Parking: Ease congestion and support local businesses with more accessible and strategically located parking options.

Strengthen Halloween Season Management: With better planning and smarter coordination, we can turn our signature season into a meaningful revenue source that directly benefits the community.

Modernize Infrastructure: Upgrade essential systems like water lines, roads, and traffic controls to keep pace with growth and prevent costly breakdowns down the line.

How We’ll Fund It: Strategic Partnerships & Proven Know-How

Making this vision a reality doesn’t require raising taxes or making empty promises. It requires experience—something our team has in spades—and a commitment to leveraging the resources already available at the county, state, and federal levels.

Here’s How We’ll Make it Work:

State & Federal Grants: We will aggressively pursue funding from Empire State Development, the Downstate Revitalization Fund, and other grant programs that are designed for exactly this kind of local investment.

Development Partnerships: Through organizations like Industrial Development Agencies (IDAs) and Local Development Corporations (LDCs), we can access financial tools and public-private partnerships that stretch every taxpayer dollar further.

Local Expertise: Our mayoral candidate, Jim Husselbee, brings direct experience from the Mt. Pleasant IDA Board. That knowledge positions Sleepy Hollow to secure funding and complete projects efficiently—without costly delays or missed opportunities

The Sleepy Hollow LDC has already delivered millions in savings to taxpayers. We believe its role should be expanded, not ignored.

The Big Picture: Revitalization With Vision and Integrity

Revitalization isn’t just about building new things—it’s about building trust, building community, and building a future that reflects the best of who we are. What sets Unite Sleepy Hollow apart is our commitment to doing the work the right way: with transparency, accountability, and community at the center.

We don’t want quick wins—we want lasting change. We want a village that thrives, not just economically, but socially, environmentally, and culturally. We want to leave behind a Sleepy Hollow that is stronger, more connected, and more resilient—for our children, our elders, and everyone in between.

That’s the kind of leadership we’re offering. That’s the path forward we’re inviting you to join.
